Reading that specification like an operator
Two lines in the table above deserve more attention than they usually get.
- Standby generator and a dedicated transformer. A generator alone tells you the building can survive an outage. A dedicated transformer tells you the building is not sharing constrained supply with everything around it. Together they are the difference between an office where power is a background utility and one where it is a standing agenda item.
- Borehole supply with 9,000 litres of overhead storage. Independent water is one of the least glamorous and most consequential features an Accra office can have. When mains supply is interrupted, buildings without it stop functioning — washrooms first, then everything else.

The management question

- How many parking bays are actually mine? Not how many the building has — how many are allocated to my tenancy.
- Who maintains the lifts, generator, AC and fire systems, and on what schedule? Ask to see a maintenance record, not a promise.
- Can the space be reconfigured as we grow? Partitionable open-plan space is far cheaper to adapt than a fixed cellular layout.
- Who is my point of contact, and what is the response standard? A named person beats a general email address every time.
